If you’re lucky like me and work in the industry then you know it can be as easy, or as difficult as we make it. There are some rules we have to live by in order to ensure we get the best for our clients, and for us.
For those not in the industry they are fairly straightforward soft skills that we all employ in our professional careers, but need to be slightly modified in order to work in the property market. Property, like many other industries is mostly about people. Yes, the houses are important, but it’s the people that makes things move. Managing people, and their expectations is the key to making it in this business, and a skill you’re going to have to master if you want to get anywhere in it.
The first rule when dealing with Naples luxury homes for rent is remembering to thoroughly check out the renters. These aren’t our homes, and it isn’t our money, but it is our reputation so it’s essential to thoroughly vet potential renters before giving them the keys.
Perform full credit and employment checks on all potential renters. You can even add rental history to that if you like, but the information it provides can be a little hit and miss. Anecdotal evidence shouldn’t be used in isolation from other kinds of proof. Sometimes people just don’t get on, which can be reflected in references or renters check. Use it by all means, but don’t depend on it alone to make up your mind.
A combination of those three checks should build a picture of the potential renter. The odd discrepancy can often be overlooked, but a pattern cannot. By using three independent sources of information, you stand the best chance of gaining an accurate insight into the renter.
The other important thing to do once they are renting a property is to foster some kind of amicable relationship with them. Landlord, Agent and renter relationships are difficult at best, impossible at worst. By making the effort to have good relations with both your clients and renters gives you the best chance possible of keeping business smooth and trouble free.
Offering a personal and amicable service to both parties, and going the extra mile where appropriate is a great way of building goodwill. Offering to be the point of contact for choice clients or renters, even if you have staff illustrates your commitment to them that (probably) will be noted.
There are many Naples luxury homes for rent, and it’s our job as agents to make, and keep as many of them rented as possible. By engaging the people involved on both sides of the transaction goes a long way to doing that.
